Effective date: 2026-11-01 1 About WEGOFA and these terms This website is operated by WeGoFa Real Estate Sole Co., Ltd, trading as WEGOFA, at Ban Nalom Village, Xaythany District, Vientiane Capital, Laos, postal code 01170 (we, us or WEGOFA). Contact us at sale@wegofa.com or +856 20 2389 9999. These terms explain the conditions for using our website and contacting our team. They do not replace a separately agreed property, agency or other service contract. Our Privacy Policy explains how information is handled; accepting these terms is not blanket consent to every use of personal information. 2 Our properties and website services Most properties listed on this website are owned by WEGOFA. We also present some properties owned by third parties, using information supplied by the relevant landlord, owner or authorised representative. WEGOFA manages the website and enquiries through its own team; it is not an open marketplace for independent agents. Confirm the owner and WEGOFA's role for the particular property before you commit. The website presents listings, receives property and general enquiries, property requirements and owner submissions, and includes a USDT enquiry form. An enquiry is a request for contact, not an executed property or currency transaction. The website does not provide online checkout or process payments. Browsing, submitting a form or requesting a viewing does not by itself reserve a property, conclude a sale or lease, appoint an agent or create an obligation to pay. Any transaction, deposit, commission or service fee must be separately agreed with the relevant parties before commitment. Submitting a USDT enquiry does not confirm that any proposed transaction or service is available, authorised or lawful. Any proposed activity must be assessed separately under applicable requirements before proceeding. 3 Property information and owner supplied details For company-owned properties, WEGOFA is responsible for the information it provides, subject to applicable law and the relevant transaction agreement. For properties owned by third parties, some listing information comes from the landlord, property owner or their authorised representative. Such information may contain errors or omissions or become out of date. A listing should not be understood as an independent guarantee by WEGOFA of every owner-supplied detail. This does not limit our responsibility for statements we make in person, by telephone, through messaging or in any other channel, or for duties imposed by law. To the extent permitted by applicable law, WEGOFA is not responsible for inaccuracies or omissions in information supplied by a third-party owner or landlord that WEGOFA did not cause and could not reasonably have identified. This does not exclude responsibility for our own inaccurate statements, negligence or other fault where liability applies, information we know is false or misleading, or any duty or liability that cannot lawfully be excluded. It does not remove rights under a separate agreement. Before buying, renting, paying a deposit or making another commitment, confirm the property's owner and our role, title and authority to transact, boundaries, land and building areas, condition, permitted use and permissions, access, current availability, price and final contract terms. Arrange an inspection and obtain appropriate independent legal, surveying or other professional advice. Photographs, plans and map pins are descriptive aids, not substitutes for those checks. Tell us if you identify an error so it can be reviewed and corrected where appropriate. 4 Maps and directions Map pins and location descriptions are guides, not boundary surveys or guarantees of the property's exact entrance or position. Check access and travel arrangements before a viewing. External map and directions services have their own terms and privacy notices. If you choose the distance feature and allow browser location access, the distance shown is an approximate straight-line distance from the location supplied by your device to the saved property pin. It is not a driving distance, travel time or navigation instruction. Accuracy depends on both locations and the device. You can decline location access and still view property listings. 5 Enquiries and property submissions Give accurate contact details and only submit information, photographs or documents that you are entitled to share. Do not include unnecessary identity documents, bank details or other sensitive information in an ordinary enquiry. If you submit a property, identify your relationship to it accurately and tell us promptly if details or availability change. Submission alone does not promise publication or appoint us as your agent. Fees and any agency appointment must be agreed separately. When you give permission through the owner-submission checkbox, you confirm that you are the owner or have authority from the owner and relevant rights holders to submit the property advertising material and authorise the uses described here. You give WEGOFA a non-exclusive, royalty-free permission to store that material in its backend system and to reproduce, host and display the property details and photographs on the WEGOFA website to advertise the submitted property. You also permit appropriate formatting and editing for that purpose, including resizing or cropping photographs. Edits must not materially misrepresent the property. This permission covers the advertising material identified in the submission notice, not private contact details, identity documents or unrelated personal information. You retain ownership of your content. This permission does not authorise advertising on other platforms unless separately agreed. You may request a correction or withdraw this advertising permission for future use by notifying sale@wegofa.com. We may promptly verify your identity and authority. Once verified, we will stop new advertising use under this permission and remove the advertising material from our website without undue delay, subject to any legal requirement or independently valid right affecting particular material, which we will explain. Withdrawal does not undo prior lawful use or require deletion of private records lawfully retained for administration, legal obligations or disputes; see the Privacy Policy. We cannot control copies previously saved or shared by others. Nothing in this clause removes rights that cannot lawfully be waived. Tell us promptly if your authority to advertise ends. We may decline or remove material that is misleading, unlawful, unsafe, disputed or outside our services. We do not promise to publish or continue advertising any submission. 6 Accounts and restricted access Registration does not automatically give staff or administrator access or authority to act for WEGOFA. Use only an account you are authorised to use, keep access credentials confidential and tell us if you suspect unauthorised access. We may restrict access when reasonably necessary to address misuse, security risks or a legal requirement. Restrictions do not remove rights under a separate agreement or applicable law. 7 Acceptable use and website content You may use the website to explore properties and make genuine enquiries. Do not impersonate others, send spam, submit unlawful material, attempt unauthorised access, interfere with the website or collect other people's information without authority. Website branding, photographs, text and other content belong to WEGOFA or their respective rights holders. Viewing and ordinary sharing of listing links are permitted. Reusing content for commercial publication requires the relevant rights holder's permission, except where law permits otherwise. The permission for submitted advertising material is described in section 5. 8 External services Links, contact buttons and QR codes may open an external website, map, telephone service or messaging application. Those services operate under their own terms and privacy notices. Check the destination before sending personal information or money. Contact our team through verified details if you are uncertain about a payment request. 9 Website availability and responsibility We may maintain, correct, change or temporarily suspend website features. We do not promise uninterrupted or error-free access. Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including applicable consumer rights. Responsibility for a particular property or service transaction also depends on its separate agreement and applicable law. These terms do not excuse misleading statements or remove remedies available under mandatory law. 10 Complaints and disputes Please contact sale@wegofa.com or the contact details above with the listing reference and details of your concern. We will handle complaints within applicable legal time limits. The laws of Lao PDR apply to these website terms, subject to any mandatory rights that also apply. You retain access to competent consumer-protection authorities, dispute-resolution bodies and courts as provided by law. Contacting us first is encouraged but does not waive those rights. 11 Updates We will show the effective date of updated terms on this page. Changes do not retrospectively amend a separate agreement or remove accrued rights. Any acceptance required by law will be requested separately.
